Summary
The Building Manager/Sexton plays a vital role in creating and maintaining a welcoming, safe, and functional environment for worship and community activities at St. Paul's Ocean Grove Church. This position supports the church’s mission by ensuring the property is clean, secure, and well-maintained for all who enter.
Responsibilities of the Position
⦁ General Upkeep: Perform routine maintenance throughout the building and grounds
⦁ Routine Maintenance: Carry out regular upkeep tasks, including cleaning, trash removal, and minor repairs, to ensure a clean and functional environment.
⦁ Facility Upkeep: Ensure the church building and grounds are well-maintained and presentable for services and events.
⦁ Safety and Security: Monitor the security of the building, ensuring that doors and windows are operating properly so that they can be locked and secured.
⦁ Contractor Coordination: Schedule, supervise, and inspect work completed by external contractors for major repairs and specialized maintenance.
⦁ Collaboration: Work collaboratively with Trustees and staff to coordinate event setups and address maintenance needs.
⦁ Event Support: Prepare spaces for church services and events by setting up and breaking down chairs, tables, and necessary equipment.
⦁ Inventory Oversight: Manage inventory of maintenance supplies and equipment, ensuring timely restocking as needed.
⦁ Emergency Response: Address urgent maintenance issues and facility emergencies promptly and efficiently.
⦁ Community Volunteers: Engage with volunteers to assist with routine maintenance and special projects.
Requirements
⦁ Minimum of 2 years of increasingly responsible general facilities maintenance experience
⦁ Basic knowledge of methods and principles of general building maintenance services, including but not limited to carpentry, plumbing, painting, electrical work, heating, ventilation, cooling systems, occupational hazards, and standard safety practices.
⦁ Dependability: Demonstrates reliability and consistency in attendance, performing duties and responding to emergencies.
⦁ Effective project management skills; the ability to manage multiple tasks and coordinate with contractors and volunteers.
⦁ Capable of performing basic communication tasks, including reading and writing emails and sending and responding to text messages.
⦁ Customer service-oriented; ability to establish and maintain effective working relationships with those contacted during work.
⦁ Ability to work with minimal supervision.
⦁ Available to assist in emergency (off-hour) situations
Physical Requirements
⦁ Valid driver’s license and automobile insurance; ability to run errands with your vehicle
⦁ Ability to operate various hand and power equipment safely and productively.
⦁ Ability to push/lift 50 pounds
⦁ Ability to climb ladders and to routinely bend, sit, kneel, lift, stretch, and walk as required by various duties for extended periods.
⦁ Ability to work around and with lubricants, solvents, batteries, cleaning fluids, paints
